A useful EICR price is the cost of a defined inspection, testing and complete report, not simply a cheap certificate. Published guides checked on 6 October 2026 suggest about £100 to £230 for a flat and £150 to £300 or more for a house in Cirencester. A separate 2026 UK guide puts a typical three-bedroom house at £200 to £250. Those figures are market guides, not JI Electrical prices, and neither guide states whether VAT is included.
For a fixed figure, the electrician needs to know what is being inspected. Send the property type, approximate size, number of consumer units if known, occupancy, postcode, access constraints and any previous report. The first two figures come from Checkatrade's Cirencester EICR page. It says property size, electrical complexity, circuit count, access and regional pricing affect the final cost. The three-bedroom figure comes from MyBuilder's 2026 EICR cost guide. The local plus-VAT example comes from a public Cirencester landlord EICR price page.
These sources are useful evidence of the market, but they do not set JI Electrical's charge. They also use different assumptions, so averaging the numbers would create false precision. Ask Jack for a fixed quote for the actual installation rather than treating a bedroom band as a tariff.

What changes the price of an EICR?
Bedrooms are easy to describe, but an EICR is carried out on an electrical installation. Two three-bedroom homes can have different numbers of circuits, consumer units, outbuildings, extensions and specialist equipment. The inspection may also involve different access and agreed limitations. The quotation should reflect that work.
Number and arrangement of circuits
Each circuit has to be identified and dealt with in the report schedules. A compact flat with one consumer unit can be a different job from a house with an extension board, electric heating, outside supplies or several alterations. The current IET EICR model form for BS 7671:2018+A4:2026 includes a Schedule of Circuit Details and a Schedule of Test Results. That is why a circuit boundary is more meaningful than bedrooms alone.
Access, occupancy and limitations
Inspection and testing can require access to the consumer unit, accessories and parts of the fixed installation. Furniture, stored belongings, locked rooms, business operations or a tenant working from home can affect what is reasonably accessible. Agree the attendance arrangements and any known restrictions before the quote is confirmed.
A limitation should not be hidden to make a low headline price work. The IET form records the agreed extent and limitations of the inspection. If an important area or circuit cannot be inspected, the report should say so. Installation type and complexity
Domestic market bands should not be carried over to a commercial unit, agricultural building or mixed-use site. Three-phase supplies, several distribution boards, operational constraints and specialist equipment can change the scope substantially. For a home, older wiring does not automatically mean a rewire or a higher fixed fee, but alterations and unclear circuit identification can affect the inspection work. If the report later raises a condition question, use the full or partial rewire guide rather than assuming age alone decides the remedy.
Urgency and travel assumptions
Ask whether the quotation assumes a normal appointment, a particular report deadline, travel within a stated area or a return visit. Do not infer that an advertised low price includes urgent attendance. JI Electrical does not publish an emergency or same-day EICR promise in this guide.
What should an EICR quotation include?
The best comparison is a written scope. Use the same property information for every quotation and check these points:
- Property and extent: the address or postcode, property type, areas included and the installation being reported on.
- Inspection and testing: the fixed installation work included in the attendance, not a vague promise of a certificate.
- Agreed limitations: any access restriction or part of the installation that is outside the planned extent.
- Complete report: the EICR, Schedule of Inspections, Schedule of Circuit Details and Schedule of Test Results.
- Price basis: fixed total or another clearly described basis, including any circuit or consumer-unit limit.
- VAT: whether it is included, added or not chargeable by that supplier.
- Travel and parking: whether either is included for the Cirencester property.
- Follow-up: how findings will be explained and whether any return visit is included.
- Exclusions: remedial work, further investigation, specialist systems, portable-appliance testing and destructive access unless specifically agreed.

How to read VAT in an EICR quote
VAT can turn two apparently similar figures into different totals. GOV.UK states that the standard VAT rate is 20 per cent for most goods and services. It also explains that the rate a business charges depends on the goods or services and the business's VAT position.
Do not add 20 per cent to every market figure in this article. The Checkatrade and MyBuilder pages do not say whether their displayed ranges include VAT. The local £228 example explicitly says plus VAT, which would be £273.60 if the standard 20 per cent rate applies. That arithmetic is an explanation of the published example, not a JI Electrical price.
The safe comparison is the final written total. Ask one direct question: "Is VAT included in this figure, added to it, or not chargeable?" The quotation should answer that before you book.
What are you paying for in the report?
An EICR is a report on the condition of an existing fixed electrical installation at the inspection date. The IET model form says the report is valid only when accompanied by the inspection, circuit detail and test result schedules. A one-page summary without those schedules is not the complete model report.
The report records the reason for the inspection, installation details, supply characteristics, the agreed extent, limitations, observations and the overall assessment. It is intended to identify damage, deterioration, defects, dangerous conditions and relevant non-compliances that might give rise to danger. It is not a guarantee that no future fault will occur, and it should not be sold as a pass certificate. The report reflects the accessible installation and agreed inspection scope at that time. A low quote that depends on an unclear or heavily limited scope is not directly comparable with a fuller inspection.

Are repairs included in the EICR cost?
Assume they are separate unless the written quote says otherwise. The inspection must happen before the electrician knows which observations, if any, will be recorded. Bundling an undefined repair allowance into the inspection price can make it harder to see what you are buying.
A C1 observation means danger is present. A C2 is potentially dangerous. C3 is an improvement recommendation and does not by itself make the report unsatisfactory. FI wording depends on the report edition during the 2026 transition, so read the exact form and observation. Do not use generic online remedial prices to budget a specific fault. A damaged accessory, an earthing issue, an investigation and a circuit alteration are different jobs. The electrician needs the observation, affected circuit, test evidence and access before pricing the work. A consumer unit should not be assumed either. Does a landlord EICR cost more?
The legal duty does not create one national price. In England, current government electrical safety guidance for rented homes requires the installation to be inspected and tested by a qualified person at least every five years, or sooner where the previous report requires it. The landlord must obtain the report and follow the current copy and remedial-work duties.
The underlying Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 set the private-landlord duties. They do not prescribe an electrician's fee. Occupancy, agent access, keys, previous reports, the installation and the date needed still affect the quotation.

Information to send for a fixed quote
A concise first message should include:
- the Cirencester or Cotswolds postcode;

- whether the property is occupied, tenanted, vacant or being purchased;
