House Rewire Cost in Cirencester: What Drives It?

House rewire cost in Cirencester: dated UK market figures, VAT, access, finishes and paperwork to budget for before asking Jack for a fixed quotation.

If the kitchen is coming out and the floors are being replaced, the rewire budget should be settled before new finishes go in. Start by deciding what the installation needs and what the finished rooms must do. A price based only on the number of bedrooms leaves too many decisions unresolved.

For an initial comparison, MyJobQuote’s UK guide updated on 30 September 2026 gives a broad £2,500 to £11,000 range and £6,000 to £7,000 for a three-bedroom semi. VAT is not specified. These are typical market figures, not a Cirencester tariff or JI Electrical prices. Use them to frame questions, then request a fixed quotation through Jack’s full and partial rewire service.

Budget for the work the evidence supports

Before pricing a complete replacement, establish whether one is necessary. Electrical Safety First’s rewire advice says there is no set replacement interval and old wiring is not automatically unsafe. Ask which condition or test findings support the recommendation, which circuits can remain and how the proposed installation will meet the planned use.

A partial rewire may address defined circuits or rooms. It is not simply a full rewire price divided by the percentage of rooms being changed. Existing equipment, retained circuits and the connection between old and new work still need assessment. Our full versus partial rewire guide explains that decision before you start comparing budgets.

If there is a previous report, send the complete document rather than a photograph of its front page. The EICR code guide helps distinguish observations; the failed EICR action plan explains why remedial work should follow the findings. Neither an unsatisfactory report nor a shortage of sockets automatically establishes a whole-house replacement.

Seven decisions that shape the rewire cost

Two homes with the same bedroom count can require very different work. A room schedule and access discussion make the comparison more useful than choosing the lowest headline figure. Use this checklist before the quotation visit, marking anything that is still undecided so it can become an explicit assumption rather than an unexpected extra.

Write a room brief before choosing fittings

Walk through the proposed layout on paper. In each room, list what you expect to power, where furniture will sit and how lighting will be controlled. A desk, television or bedside position should guide outlet placement. In a kitchen, supply the appliance layout and specification once available, including any planned changes to cooking or heating equipment.

Separate essentials from preferences. Put the agreed requirements in one list and optional decorative fittings or extra points in another. Ask for those options to be priced separately. This makes a budget adjustment possible without quietly dropping a necessary part of the installation. It also avoids comparing one quote for basic accessories with another for a different finish.

Include heating controls, ventilation and fixed equipment rather than counting only sockets. If future equipment is genuinely planned, describe it now. Jack’s existing services include lighting and power alterations, data and CCTV work and EV charger installation. Ask how any separate requirement affects the design and quotation; do not assume it is part of the rewire price.

Keep the schedule version with the quotation. If a layout changes after pricing, identify the changed points before accepting an updated total. A dated room plan gives both sides something concrete to refer to when a later conversation starts with “I thought that was included”.

Access and occupancy need their own agreement

Tell the electrician about fitted furniture, tiled surfaces, inaccessible loft areas and floors you hope to retain. Ask which routes can be assessed at the visit and which depend on opening up. A neat finished room is not evidence that every cable route behind it is accessible. The quotation should identify material assumptions and how discoveries will be handled.

Do not promise an empty property unless it will actually be empty. Agree which rooms and access routes need clearing, who moves furniture, and what protection is expected. If someone will remain at home, discuss children, pets, working arrangements and essential powered equipment. Ask whether safe occupied areas are possible and what alternative arrangements may be needed.

Ask for a project programme that distinguishes access work, cable installation, fitting accessories, testing and making good. These activities may have different dependencies. The date electricity is available is not necessarily the date plaster and paint are finished. Agree the expected interruptions and handover point for this property rather than relying on a generic number of days.

For a renovation, show Jack the order of other trades and the dates when rooms will be ready. Resolve electrical positions before those surfaces are closed. Do not undertake electrical preparation yourself to save on labour. Electrical Safety First advises using competent professionals; any non-electrical preparation should first be agreed with the people responsible for safe access and installation.

Keep three budgets instead of one vague allowance

Build the household budget in three parts: the agreed electrical work, the restoration of finishes, and your own disruption costs. Ask whether the electrical price includes access work, removal of redundant equipment, waste handling and particular making-good tasks. Do not infer plastering or decoration from a phrase such as “complete rewire”.

For finishes, specify the endpoint. Filling cable chases is different from leaving an entire wall ready to paint; refitting a lifted board is different from replacing a floor finish. If another trade is responsible, obtain its scope and price separately. This prevents the same task being paid for twice or falling between two contractors.

The third budget is household planning: storage, time away from work or temporary accommodation if required. There is no universal allowance that suits every home. Record the costs you can establish, keep undecided items visible and agree how unexpected electrical work will be authorised. Ask your insurer about any relevant renovation conditions or cover rather than assuming routine replacement is reimbursed.

A consumer unit upgrade may form part of the agreed work, but a board replacement and a whole rewire are different scopes. The consumer unit cost guide helps explain that boundary. Ask what is included in your rewire quotation so you do not add a separate board allowance for equipment already priced.

Listed homes need a route decision before a price decision

For a listed home in Cirencester or the wider Cotswolds, check the constraints before agreeing destructive access or new visible routes. Cotswold District Council’s listed-building guidance explains that protection covers interiors as well as exteriors. Confirm whether the specific alterations need consent with the council or your appointed adviser.

Ask for route proposals that identify what is retained, opened or changed. Photograph important existing finishes and share available plans. The older-home planning guide covers this discussion in more detail. A period appearance alone does not prove that a building is listed, and a conservation-area address is not the same status.

Keep the electrical quotation’s consent and access assumptions clear. If a route changes after advice or permission, get the effect on scope, cost and programme confirmed. Do not add an invented “Cotswold premium” to a national figure. The useful local detail is the actual building constraint and proposed solution, not an arbitrary percentage.

Confirm the total payable and VAT treatment

Online figures are often difficult to compare because the tax position is missing. Ask for the total payable, whether VAT is included or added, and the treatment of optional items. GOV.UK states the standard VAT rate is 20 per cent, but the supplier must confirm the applicable position for the work.

For arithmetic only, an illustrative £5,000 price explicitly stated as plus VAT at 20 per cent becomes £6,000: £5,000 plus £1,000 VAT. This is not another market estimate or a JI Electrical quotation. Do not apply that calculation automatically to a guide that has not said whether its numbers include VAT.

Agree how variations work: what triggers a revised price, what information you receive and when you authorise it. Keep optional upgrades separate from necessary discoveries. A fixed quote is useful only when its scope, assumptions and exclusions are understood. Our electrician booking checklist helps you compare the written evidence.

Include completion records in the original brief

The handover should describe the completed installation, not merely say that power works. The IET publishes separate installation certificates and condition-report forms. Ask for the Electrical Installation Certificate and relevant schedules for the rewire. An EICR describes the condition of an existing installation; it does not replace that certificate.

Also confirm the Building Regulations route and its costs before work starts. Approved Document P explains notification requirements for domestic electrical work in England. GOV.UK explains how registered scheme installers can self-certify relevant work; another appropriate route may involve building control. Check the actual route rather than assuming membership from a website.

Keep the accepted quotation, final scope changes and completion records together. See the rewire paperwork guide for the document distinctions. To get a fixed JI Electrical price, send Jack the postcode, room plan, existing reports, occupancy and finish requirements, then discuss the full or partial rewire scope.

Buying before renovating? The home buyer EICR guide explains the inspection decision before you set the work budget. For a separately scoped board change, read what a consumer unit upgrade includes so the two quotations are not confused.

Planning only a few new points? The extra sockets cost and scope checklist separates outlet positions, cable routes, VAT and making good from wider electrical work.

For a separate board concern, use the fuse box decision guide to distinguish a fault from a planned improvement.

House rewire cost questions

How much does a house rewire cost in Cirencester?

MyJobQuote’s UK guide dated 30 September 2026 gives £6,000 to £7,000 for a three-bedroom semi, with VAT unspecified. This is a typical market benchmark, not a JI Electrical price. Ask Jack for a fixed quote for the actual scope and property.

Is VAT included in published rewire prices?

Do not assume it. The market guide used here does not state its VAT treatment. Ask each electrician for the total payable and the VAT position; a plus-VAT figure is not the final total.

Is a partial rewire always cheaper than a full rewire?

It is a different scope, not a guaranteed percentage saving. Assessment is needed to establish which circuits can remain, what checks or alterations are required and whether phased work would mean repeated disruption.

Can I stay at home during a rewire?

Agree this for the specific project before booking. Ask about safe occupied areas, power interruptions, essential equipment, children, pets and access. Do not assume that staying is possible because a generic guide says so.

What paperwork should a rewire quote include?

Ask for the Electrical Installation Certificate and relevant schedules for the completed work, plus the appropriate Building Regulations compliance record. Confirm the notification route and its costs. An EICR is a condition report and does not replace the installation certificate.
