LED Downlights: Installation Cost in Cirencester

Typical UK market ranges for fitting LED downlights, what changes the price per light and what to check in a quote. Guidance for Cirencester homeowners.

Published UK guides put fitting a room of six LED downlights at roughly £300 to £600, and the three guides checked for this article overlap at £300 to £500. Per light, the same guides range from about £40 to £100 depending on ceiling access, whether new cable is needed and which fittings are chosen. These are market ranges from other publishers, not a JI Electrical price.

This guide reflects the cost pages, Building Regulations documents and legislation checked on 29 October 2026. It covers dwellings in England, which includes Cirencester. None of the cost guides below is specific to Cirencester, so treat every figure as a typical range for budgeting, then ask Jack for a fixed quotation for your ceiling.

What published guides say downlights cost

Three UK cost guides were opened and read in full for this article. They measure slightly different things, so the table keeps each figure with its publisher, its date and what it says it covers.

JobPublished rangePublisher and what it says
One downlight, good loft access£40 to £60 eachTrade2Base, 14 June 2026: supplied and fitted, existing ceiling. VAT not stated
One downlight, poor access or awkward ceiling£60 to £90 eachTrade2Base, 14 June 2026: supplied and fitted. VAT not stated
Adding one or a few lights£60 to £90 eachMyJobQuote, updated 14 September 2026: small jobs may attract minimum call-out fees. VAT not mentioned
Downlight, labour only (outside London and the South East)£60 to £100 eachFantastic Services, 2026 (no exact date): fitting usually extra. Says prices include VAT where applicable
Like-for-like swap into existing cut-outs£25 to £60 eachTrade2Base: replacing halogen or older LED fittings. MyJobQuote gives £40 to £80 labour only, and about £120 for fully integrated units with difficult access
Six new downlights in one ceiling£300 to £600Trade2Base (reasonable access) and Fantastic Services both give this range. Fantastic Services shows £450 to £800 for London and the South East
A room of six to eight lights£300 to £500MyJobQuote: supplied and fitted, about £50 to £75 per light and about 2 to 4 hours per room
Whole house, roughly 20 to 40 fittings£800 to £2,500 or moreTrade2Base. MyJobQuote gives £1,000 to £4,000 for downlights throughout a property
Dimmer, supplied and fitted£30 to £70Trade2Base: trailing-edge LED dimmer

Read the table as a spread, not a quote. Trade2Base, Fantastic Services and MyJobQuote do not agree to the pound, and two of the three do not say whether their figures include VAT. Ask any electrician to state VAT on the quotation. The Fantastic Services figures also carry the caveat that the page does not say whether materials are included in each row.

How to read those figures

Two things in the published guides are easy to miss. First, a six-light total does not always match the single-light range on the same page: Trade2Base lists £40 to £90 for one fitting but £300 to £600 for six, which works out higher per light than its own single figure. A multi-light job is not automatically cheaper per light, so compare like with like. Second, only the six-light rows are directly comparable across the three publishers, and there the shared ground is £300 to £500.

The figures mostly describe fitting into a ceiling that already has a lighting circuit nearby. Fantastic Services says new cabling and making good afterwards are charged separately. Trade2Base prices a worked example of eight fire-rated kitchen downlights, spurred off an existing circuit with a dimmer, certificate and plaster repair, at about £542 before margin and £575 to £650 as a typical quote. It adds that poor access or a new circuit could take that to about £750 to £850. That is one illustrative example from one publisher, not an average.

For the bigger picture on how electricians charge, see electrician call-out charges in Cirencester, which explains minimum charges and why a small job can cost more per light than a full room.

What moves the price per light

  1. 1
    Access above the ceiling

Trade2Base calls access the biggest cost driver. Good loft access sits at the bottom of its range and no access at the top, and MyJobQuote shows a difficult-access replacement at around £120 per light.

  2. 2
New cable or an existing lighting circuit

Fantastic Services says downlights in a ceiling usually mean new cabling and making good afterwards, charged separately. A new circuit adds labour and materials and has its own paperwork, covered below.

  3. 3
    Fitting type and ceiling rating

Trade2Base prices a fire-rated fitting at £8 to £20 each as material only, against £4 to £10 for a non-rated one, and says integrated LED units install faster but cannot have the bulb changed. Trade2Base presents fire-rated fittings as standard where there is a habitable space or loft above but cites no regulation for that, so ask the installer to explain the choice.

  4. 4
    Dimmers

Trade2Base says LED fittings need a compatible trailing-edge dimmer, and an incompatible pairing can flicker. Ask for the dimmer and the fitting to be quoted as a matched pair.

  5. 5
    Making good

New holes, joist clashes and moved positions can mean plaster or paint repair. MyJobQuote lists replastering at £400 to £1,500 only if damage is found, so agree who covers making good before work starts.

  6. 6
    Where you live

Fantastic Services puts London and the South East about 15 to 30 per cent above the North, Wales and Scotland. Cirencester is outside London and the South East, so the lower band is the closest published match, but no guide here prices Cirencester.

How many downlights, and where

None of the three cost guides gives a rule for how many lights a room needs, and this guide does not invent one. The practical answer is to agree the lighting layout on the day: the number of fittings drives the price more than any other variable, so ask for a per-light figure and a per-room total on the quotation. Fantastic Services notes that an electrician can advise on spacing, colour temperature and beam angle, and MyJobQuote lists the number of lights and rooms among its cost factors. Trade2Base notes that joist clashes can force a fitting to move and create extra holes to make good, so check positions before they are marked.

Before you compare prices

Ask what is included.

Fittings, fire rating, dimmers, making good and VAT should each appear on the quotation.

When downlights are notifiable under Part P

Most downlight jobs are not notifiable, but some are. Regulation 12(6A) of the Building Regulations 2010 makes three kinds of work notifiable in England: a new circuit, a consumer unit replacement, and any addition or alteration to existing circuits in a special location. Approved Document P adds that all other installation work is not notifiable, naming additions and alterations outside special locations and replacements, repairs and maintenance anywhere.

Downlight jobNotifiable in England?Why
Swapping existing downlights like for likeNoA replacement, not a new circuit
Adding lights to an existing lighting circuit in a living room or kitchenNoAddition to an existing circuit outside a special location
A new lighting circuit from the consumer unitYesIt is a new circuit
Adding or moving downlights on an existing circuit inside the bath or shower special locationYesAlteration to an existing circuit in a special location

In a room with a bath or shower, the special location is the space around the bath tap or shower head that runs up to 2.25 metres from the floor and out 0.6 metres from the edge of a bath or shower tray (or 1.2 metres from the shower head where there is no tray). A downlight outside that space on an existing circuit is not notifiable under these tests, and one inside it is. If you are unsure, ask the installer to measure before cabling. Our Part P certificate guide covers the certification routes and the paperwork to ask for, and the same ideas apply to adding sockets and an outdoor socket.

Ceilings, fire and downlights

Fire rating is where quotations differ most, and the position in the primary documents is limited. Approved Document B, Volume 1 sets minimum periods of fire resistance for floors in dwellinghouses (Table B2, starting at 30 minutes) but the text does not name downlights or recessed lights. Approved Document P itself lists the fire resistance of service penetrations through floors, walls and ceilings as a Part B matter that electrical work must respect.

So the practical question for a quote is not a brand name. Ask what fitting or hood is being used, what rating it has been tested to, and whether the manufacturer's instructions allow it in your type of ceiling. If the ceiling has a bedroom or loft above, ask the installer to explain their reasoning in writing. A price that quietly leaves out fire-rated fittings is not directly comparable with one that includes them.

Energy efficiency rules for the lamps

Lighting fitted in a dwelling also has an energy rule. The 2021 edition of Approved Document L, Volume 1 says that where lighting is installed in a new or existing dwelling, each internal light fitting should have lamps of at least 75 light source lumens per circuit-watt, with local controls for each space or zone. A 2026 edition raises that figure to 105 but takes effect on 24 March 2027 for most work in England, with transitional arrangements set out in the document itself. Ask the installer to confirm the fittings quoted meet the figure in force when the work is done.

What a fair downlight quotation should say

  1. 1
The number of lights and their positions

Agree a count per room and a per-light figure as well as a total, so a change of plan is easy to price.

  2. 2
    Supplied or labour only

Fantastic Services prices labour with the fitting usually extra. Make sure the quotation says who buys the fittings.

  3. 3
    Fitting type and fire rating

Ask for the fitting and any hood to be named, with the ceiling it is suitable for.

  4. 4
    New cable, circuit and certificate

State whether an existing circuit is extended or a new one is installed, and which certificate you will receive. See electrical certificates for what each one means.

  5. 5
    Dimmers, making good and VAT

Each should be a separate line, so two quotations can be compared fairly.

If the downlights are part of a bigger job, such as a kitchen refit or a rewire, price them together: the cable and access work overlaps. See the house rewire cost guide and the three-bedroom rewire guide for how whole-house work is usually described, and seven checks before choosing an electrician for comparing quotations. When you contact Jack, describe the rooms, roughly how many lights you want, the ceiling type and whether there is loft access, and ask for a fixed quotation.

LED downlight questions

How much does it cost to fit LED downlights?

Published UK guides give about £40 to £100 per light and £300 to £600 for six, with the three guides checked overlapping at £300 to £500 for a room. These are market ranges, not a JI Electrical price, and new cable, poor access and VAT change them.

Do downlights need a Part P certificate?

Not when you add lights to an existing circuit outside a special location, or swap fittings like for like. A new lighting circuit is notifiable in England, and so is adding to or altering an existing circuit inside the bath or shower special location.

Are fire-rated downlights compulsory?

Approved Document B Volume 1 sets fire resistance periods for floors but does not name downlights. Ask the installer which fitting or hood is used, what rating it has and whether it suits your ceiling, and get the answer in writing.

Is it cheaper to fit more lights at once?

Often the total per light falls when several are done in one visit, because call-out and access costs are shared, but the published guides do not agree to the pound. Compare quotations on a per-light and per-room basis.

Can I replace old halogen downlights with LED?

Yes, and published guides price like-for-like swaps lower, from about £25 to £80 per light depending on the guide. Check the new fittings fit the existing cut-outs and that any old transformers and dimmers are compatible.

Does the quote include making good?

Often not. Fantastic Services says new cabling and making good are charged separately, so ask for plaster repair and decorating to be listed or excluded in writing.
